Conventional and Government (FHA and VA) lenders set their rates based on the pricing of Mortgage-Backed Securities (MBS) which are traded in real time, all day in the bond market. This means rates or loan fees (mortgage pricing) moves throughout the day, being affected by a variety of economic or political events. When MBS pricing goes up, mortgage rates or pricing generally goes down. When they fall, mortgage pricing goes up.
Mortgage rates are moving sideways today. The MBS market improved by -3 bps yesterday. This was not enough to increase mortgage rates or fees. The market experienced moderate volatility yesterday.
Manufacturing: The preliminary Markit Manufacturing PMI was better than expected (46.8 vs. est. of 46.1) but still well below 50. Same story with Services, 46.6 vs. est. of 44.5. Richmond Fed Manufacturing Index tanked to -11 vs. -4.
Treasury Sales: We kick off three days of dumping our debt into the marketplace with today's shorter term 2 year note at 1 pm ET.
This morning markets are mostly treading water. Volatility has started at moderate levels without much major news to cause spikes.
