Conventional and Government (FHA and VA) lenders set their rates based on the pricing of Mortgage-Backed Securities (MBS) which are traded in real time, all day in the bond market. This means rates or loan fees (mortgage pricing) moves throughout the day, being affected by a variety of economic or political events. When MBS pricing goes up, mortgage rates or pricing generally goes down. When they fall, mortgage pricing goes up.
Mortgage rates are moving sideways today. The MBS market worsened by -19 bps yesterday. This was not enough to increase mortgage rates or fees. The market experienced moderate volatility yesterday.
Jobs: Initial Weekly Jobless Claims edged higher from the prior week but were in line with expectations, 225K vs. est. of 222K. The more closely watched 4 week moving average dropped by 25K to 221K. Continuing Claims rose to 1.710M.
Treasury Sales: We have our 7 year note auction today at 1 pm ET
This morning markets got a very small boost that has petered out. Volatility has started at moderate levels on the jobs data.
